** Minimum Age Rental = 21 years old** ✅ We take your safety and security seriously and this property has special local compliance requirements of a signed rental agreement, ID verification, and a security deposit collection which will be a temporarily hold on the card for any damages. This will be returned back to your card within 7-10 days after your check out date. To make this easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots. HOUSE RULES * No Parties, events, smoking , vaping/drugs * No fireworks - Fines will apply if house rules are broken. * Quiet time: 11pm-8am * Kids under 18: curfew 11pm-5 am HOA Form/Administration Late Fee: *MUST be filled out completely and submitted no less than 24 hours before check in. Failure to do so, will result in an administration fee of $25. Same day bookings are subject to this fee as well. Please note: Like many homes in the Poconos, water pressure or temperature may occasionally fluctuate during periods of high water use. This typically resolves within 45 minutes to an hour. To avoid interruptions, we recommend spacing out showers and avoiding simultaneous use of the dishwasher or laundry machines. PET RULES: 1) Pets must be added to the guest count on the reservation. 2) Undisclosed pets or guests will result in a $150 fine on top of the required payments. 3) Pets can not be left unattended outside the home, including the front or backyard. 4) Please pick up after your pets including inside/outside of home. 5) All pets must be on leash in the community area HOT TUB 1) Do not add ANY oils/soaps/bubbles/liquids to the hot tub. $250 fine to any guest if liquids are added. 2) Please rinse off before use to reduce contaminants. 3) Enter and exit slowly. 4) No jumping or diving in. 5) Do not bring glass in or near hot tub 6) Elderly or pregnant people should consult a doctor prior to. 7) Children must be supervised by an adult at all times. 8) Leave temperature on 96 when not in use. 9) Turn the jets off and return cover back on when not in use to maintain heat and keep debris out. 10) Ensure that the water level in the hot tub remains above the jet lines at all times. 11) If significant water loss is detected and guest misuse, a fine of $150 will be applied to cover the costs of refilling and rebalancing the water. * Although towels are provided for the stay, please plan accordingly and pack more pool towels for the hot tub use. COMMUNITY RULES 1) Wristbands must be worn at all times when using the amenities. Each rental provides 8 bands. 2) All guests ages 6 and older must wear one. 3) Do not discard them after use. Wristbands are left inside the house upon arrival and must be returned to the wristband bowl upon departure. 4) Any missing bands will result in a $20 fine per band. CAR RULES 1) 3 car maximum on premises. No Street parking. 2) Car tags must be in car at all times, these will be left in the mailbox when you arrive. 3) Any additional cars will be $20 per pass. Unregistered cars are $75 fine TRASH RULES 1) Garbage must be taken to community center- 117 Thornberry Lane. The dumpsters are open everyday from 7:00 a.m. until 8:00 p.m. Except Wednesday. Wednesday hours are 11:00 a.m. - 8:00 p.m. Please do not leave trash after hours. Must seperate recyclables. 1. This Agreement is in addition to any rental agreement entered into by Guest on the website by which Guest located the Accommodations . In the event of any conflict between the terms of this Agreement and the terms of any such rental agreement, the terms of such rental agreement shall govern. By booking the Accommodations, or by clicking to accept or agree to when that option is made available to you, you accept and agree to be bound and abide by this Agreement. If you do not want to agree to the terms of this Agreement, you must not book the Accommodations. 2. Guest consents to and understands and agrees that, prior to Guest’s use of the Accommodations, Host will perform a national criminal and sex offender background check on Guest through an accredited consumer reporting agency and that if the result of the background check is, in Host’s sole judgment, adverse, Guest’s reservation shall be canceled and Guest’s reservation deposit shall be returned to Guest. Guest also acknowledges that Host shall be permitted to supply a copy of the background check report to the owner or property manager of the Building upon the owner’s or property manager’s request, subject to all applicable federal, state, or local requirements applicable to the recipients of such information. Use of a name other than the true legal name of Guest for the purposes of the reservation shall be grounds for immediate cancellation of the reservation and return of Guest’s reservation deposit. 3. At the time of booking the reservation, 100% payment of the total rental charges shall be charged (unless booking on an OTA that allows a payment plan). 4. Guest authorizes Host to charge Guest’s credit card for damages, extraordinary cleaning required after Guest’s use of the Accommodations, unauthorized early check-in or late check-out, or as otherwise set forth in the fee schedule below. Damages and extraordinary cleaning shall be determined in the sole and reasonable discretion of the Host. 5. Guest and Guests invitees, visitors and guests must abide by Host’s rules and regulations and the rules and regulations of the Building, which is listed on the booking platform under house rules/ other things to note. In the event of any conflict between Host’s rules and regulations and the rules and regulations of the Building, the more restrictive applicable rule or regulation shall govern. 6. The Accommodations shall not be used for any unlawful or illegal purpose under applicable federal, state, or local laws, statutes, ordinances, or orders. Use of the Accommodations by Guest or Guest’s invitees, visitors, or guests for any unlawful or illegal purpose shall be grounds for immediate termination of the balance of Guest’s reservation. The Accommodations shall not be used for any commercial, industrial, wholesale, or retail activity. No nails, screws, fasteners, or adhesives of any kind shall be inserted into or attached to any portion of the Accommodations or the furnishings or other improvements in the Accommodations. Fees will apply if such rules and regulations are not followed. 7. Occupancy of the Accommodations is limited to the lesser of the number of individuals permitted by (a) the Booking Site; (b) the Building; or (c) applicable laws, statutes, or ordinances. If occupancy rate is greater than the reservation, fees/fines will apply. 8. The Accommodations are equipped and supplied as fully furnished, including bedspreads, linens, blankets, pillows, bath towels and a standard equipped kitchen. Towels for hot tubs, spas, and/or swimming pools are not provided; Guest is responsible for providing towels for such use. Bath towels provided in the Accommodations are not to be used for such use. Furnishings and floor plans of Accommodations may differ from photographs in advertisements. Missing or damaged items provided in the Accommodations shall be charged to Guest’s credit card. 9. No smoking or vaping of any product or substance is permitted in the Accommodations, common areas of the Building or near Building entrances. If smoking occurred in the home and was presented by our cleaning team, fines/fees will apply to remove odor and for not following rules/regulations ($250 fine plus ozone treatment services to remove odor). 10. No parties or other gatherings of individuals greater in number than the number of individuals legally permitted to occupy the Accommodations are permitted in the Accommodations. Booking Guest...
