You will be refused at the community if you go over** ✅ We take your safety and security seriously and this property has special local compliance requirements of a signed rental agreement, ID verification, and a security deposit collection which will be a temporarily hold on the card for any damages. This will be returned back to your card within 7-10 days after your check out date. To make this easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots. HOUSE RULES * No Parties, events, smoking , vaping/drugs * No fireworks - Fines will apply if house rules are broken. * Quiet time: 10pm-8am *Car speed: 25/hr HOA Form/Administration Late Fee: *MUST be filled out completely and submitted no less than 72 hours before check in. Failure to do so, will result in a late community administration fee of $75. Bookings within 72 hours are subject to an additional $75 after booking from the community as well. HOA/COMMUNITY RULES 1) Entry to the community is gated, you must stop in at the office with your license and registration to get the community and pool pass (in summer). please note it must be a physical copy of both, photos are not accepted. A copy of vaccination is needed (rabies/distemper) upon registration at the office as well if you are bringing a pet. 2) Guest wristband for amenities can be purchased at the pool or $12 per person per day for all access (kayaks/paddleboats/ mini golf, pool etc) 3) Any fishing is at your own risk and reflective clothing is recommended. Approved fishing areas are Association ramps, dams and lakes. The Beach and Swimming Pools will be “open” for swimming only when there is an Association Lifeguard present and on duty. Closes at dusk. *Beach & Lake Hours* Mondays & Tuesdays: Swim at your own risk during daylight hours. The beach is unstaffed, and boats and kayaks are not available on these days. Wednesdays–Sundays: The beach is staffed from 11:30 AM to 6:30 PM. Boats & Kayaks: Available during staffed hours, with all boats and kayaks required to be returned by 6:00 PM. Please note: Like many homes in the Poconos, water pressure or temperature may occasionally fluctuate during periods of high water use. This typically resolves within 45 minutes to an hour. To avoid interruptions, we recommend spacing out showers and avoiding simultaneous use of the dishwasher or laundry machines. PET RULES: 1) Pets must be added to the guest count on the reservation. A copy of vaccination is needed (rabies/distemper) upon registration at the office. 2) Undisclosed pets or guests will result in a $150 fine on top of the required payments. 3) Pets can not be left unattended outside the home, including the front or backyard. 4) Please pick up after your pets including inside/outside of home. 5) All pets must be on leash in the community area FIREPIT RULES Never leave unattended Put out fire after using CAR RULES 4 car on premises. No Street parking. TRASH RULES Put all trash in the trash bin outside the house. Pick up day in the community is MONDAY. 1. This Agreement is in addition to any rental agreement entered into by Guest on the website by which Guest located the Accommodations . In the event of any conflict between the terms of this Agreement and the terms of any such rental agreement, the terms of such rental agreement shall govern. By booking the Accommodations, or by clicking to accept or agree to when that option is made available to you, you accept and agree to be bound and abide by this Agreement. If you do not want to agree to the terms of this Agreement, you must not book the Accommodations. 2. Guest consents to and understands and agrees that, prior to Guest’s use of the Accommodations, Host will perform a national criminal and sex offender background check on Guest through an accredited consumer reporting agency and that if the result of the background check is, in Host’s sole judgment, adverse, Guest’s reservation shall be canceled and Guest’s reservation deposit shall be returned to Guest. Guest also acknowledges that Host shall be permitted to supply a copy of the background check report to the owner or property manager of the Building upon the owner’s or property manager’s request, subject to all applicable federal, state, or local requirements applicable to the recipients of such information. Use of a name other than the true legal name of Guest for the purposes of the reservation shall be grounds for immediate cancellation of the reservation and return of Guest’s reservation deposit. 3. At the time of booking the reservation, 100% payment of the total rental charges shall be charged (unless booking on an OTA that allows a payment plan). 4. Guest authorizes Host to charge Guest’s credit card for damages, extraordinary cleaning required after Guest’s use of the Accommodations, unauthorized early check-in or late check-out, or as otherwise set forth in the fee schedule below. Damages and extraordinary cleaning shall be determined in the sole and reasonable discretion of the Host. 5. Guest and Guests invitees, visitors and guests must abide by Host’s rules and regulations and the rules and regulations of the Building, which is listed on the booking platform under house rules/ other things to note. In the event of any conflict between Host’s rules and regulations and the rules and regulations of the Building, the more restrictive applicable rule or regulation shall govern. 6. The Accommodations shall not be used for any unlawful or illegal purpose under applicable federal, state, or local laws, statutes, ordinances, or orders. Use of the Accommodations by Guest or Guest’s invitees, visitors, or guests for any unlawful or illegal purpose shall be grounds for immediate termination of the balance of Guest’s reservation. The Accommodations shall not be used for any commercial, industrial, wholesale, or retail activity. No nails, screws, fasteners, or adhesives of any kind shall be inserted into or attached to any portion of the Accommodations or the furnishings or other improvements in the Accommodations. Fees will apply if such rules and regulations are not followed. 7. Occupancy of the Accommodations is limited to the lesser of the number of individuals permitted by (a) the Booking Site; (b) the Building; or (c) applicable laws, statutes, or ordinances. If occupancy rate is greater than the reservation, fees/fines will apply. 8. The Accommodations are equipped and supplied as fully furnished, including bedspreads, linens, blankets, pillows, bath towels and a standard equipped kitchen. Towels for hot tubs, spas, and/or swimming pools are not provided; Guest is responsible for providing towels for such use. Bath towels provided in the Accommodations are not to be used for such use. Furnishings and floor plans of Accommodations may differ from photographs in advertisements. Missing or damaged items provided in the Accommodations shall be charged to Guest’s credit card. 9. No smoking or vaping of any product or substance is permitted in the Accommodations, common areas of the Building or near Building entrances. If smoking occurred in the home and was presented by our cleaning team, fines/fees will apply to remove odor and for not following rules/regulations ($250 fine plus ozone treatment services to remove odor). 10. No parties or other gatherings of individuals greater in number than the number of individuals legally permitted to occupy the Accommodations are permitted in the Accommodations. Booking Guest is responsible for the conduct of all persons occupying or visiting the Accommodations during Guest’s occupancy of the Accommodations. If Host is notified of a...
